Join us this quarter as we take a comprehensive look at Appraisals and Evaluations—a critical component of sound lending practices and regulatory compliance.
This session is designed to walk through the appraisal process from multiple angles, helping you better understand expectations, identify potential risks, and strengthen your institution’s approach.
We’ll begin with a review of the December 10, 2010 Interagency Appraisal and Evaluation Guidelines, including all relevant updates. While often viewed through a safety and soundness lens, these guidelines play a foundational role in the broader appraisal framework and set the standard for compliance.
From there, we’ll explore key regulatory considerations that directly impact appraisals and evaluations, including:
- Regulation B requirements for customer notifications and appraisal delivery timelines
- Regulation Z rules governing when an appraisal may be ordered
- Fair lending considerations, including how appraisal practices can unintentionally introduce risk related to protected class status
We’ll also revisit Reconsideration of Value (ROV) requirements. Based on recent hotline inquiries, this remains an area where clarification and consistency are needed.
In addition, we’ll cover the core requirements for reviewing appraisals and evaluations. While this session won’t dive into line-by-line technical review, it will outline the minimum expectations necessary to demonstrate a thorough and compliant review process to regulators.
To wrap up, we’ll discuss the latest developments in Automated Valuation Models (AVMs) and their role in today’s appraisal landscape.
